REIT Management
As a REIT Manager, STREAD is responsible for actively monitoring the portfolio’s performance, safeguarding investors’ returns, and optimizing the portfolio’s performance.
STREAD will work closely with the property managers to drive organic growth, build strong relationships with tenants, and seek property enhancement opportunities.
The REIT Manager’s role is to ensure that the financial and economic aspects of the REIT’s assets are professionally managed in the sole interests of the unitholders.
Other main roles, functions and responsibilities of the REIT Manager include:
- To Set up the strategic direction and risk management policies of the REIT on acquisition, divestment or enhancement of assets of the REIT in accordance with its stated investment strategy.
- To ensure compliance with the Capital Markets Authority (CMA) regulations, Trust Deed, and all other relevant legislation and laws in which REIT may be involved.
- To calculate and disclose the value of real estate in the REIT and the value of the trust unit.
- To Maintain the properties in a condition suitable to seek benefits.
- To determine the dividend payment.
- To organize an annual meeting and attend to all regular communications with unitholders.
STREAD will use different strategies to grow the REIT assets via:
- Existing properties – through occupancy optimization, redevelopment, expansion and remodeling of the existing space.
- Acquisitions – purchase of individual properties, purchase of property portfolios, assets for unit swap and sale and leasebacks.
- Developments – build to suit instead of speculative developments
- Provision of services – vertically integrating the property management within the REIT.
